Project Name: Cove Vehicle Storage

The proposed project involves: 1) a zoning text amendment to amend the Holly-Seacliff Specific Plan to allow vehicle storage as a temporary use on vacant land in Planning Units II-3 (designated Residential Medium Density) and II-4 (designated Residential Medium High Density) located on the northeast corner of Garfield Avenue and Gothard Street; and 2) an environmental assessment to analyze the potential environmental impacts of the proposed project. The 10-acre project site is currently vacant and has uneven topography resulting from prior grading and partial soil remediation due to contamination from total petroleum hydrocarbons and mercaptan. The site cannot be developed with a residential use at this time due to the contamination.
