Project Location: 2.74 acre site located at 18502 and 18508-18552 Beach Blvd. (southeast corner of Beach Blvd and Ellis Avenue)


Project Description: The Beach & Ellis Mixed Use development is located at the southeast corner of the Beach Boulevard and Ellis Avenue intersection in the City of Huntington Beach (currently addressed as 18502 and 18508-18552 Beach Boulevard). The Draft EIR analyzes development of a project consisting of up to 105 residential units, 37,000 square feet of commercial space and common area on the 2.7 acre site, and evaluates alternatives to the project that include an increased residential project with up to 274 residential units, private and public open space and 8,500 square of commercial space as well as a commercial alternative with 77,300 square feet of retail and office space. The existing buildings (Shell Gas Station, retail/office building and restaurant) will be demolished to accommodate the project.


The Planning Division, via the Environmental Impact Report (EIR) process, will analyze the potentially significant environmental impacts of the proposed Beach & Ellis project and identify mitigation measures to reduce or eliminate these impacts. Atkins, Environmental Consultants, has been retained to prepare all studies and documentation necessary to comply with the provisions of the California Environmental Quality Act (CEQA), as well as conducting an impact assessment, comments, coordination between City staff and the project team.


The forty-five day public comment period on the Draft Environmental Impact Report opens Friday, September 9, 2011 and closes on Monday, October 24, 2011. To comment on the Draft EIR, please contact Rosemary Medel, Associate Planner, (714) 374-1684.
